Facility Manager

Position Summary

The Facilities Manager is responsible for all preventative maintenance and repair needs for all ATS properties and facilities in accordance with cost, quality, and safety objectives. This position requires a blend of customer service, leadership and communication skills. They will demonstrate excellent interpersonal skills in interactions with other staff members and vendors throughout the organization. The facilities manager should demonstrate the ability to think, plan and execute strategically on approaches to major buildings and grounds projects while maintaining a high regard for the company’s core values of responsibility, excellence, determination, innovation, and integrity.

Duties and Responsibilities

  1. Responsible for planning, budgeting, and management of daily facilities operations including but not limited to cleaning, grounds, preventative maintenance, repair, building renovations, capital projects, and other tasks as assigned.
  2. Directs the preventative/regular maintenance and upgrade of ATS yards and facilities (including structural and mechanical systems). 
  3. Oversee facilities management functions for company properties including all daily operations of regular cleaning, maintenance, and repair of grounds and facilities.
  4. Monitors and upgrades structural and mechanical systems, tracking, investigating, resolving, and responding to questions and problems as needed.
  5. Manages contracts for outsourced facility services – janitorial, security, landscaping, waste removal, etc.; monitoring contractual agreements to assure on-going compliance and as needed.
  6. Develops and maintains relationships with city, state and federal officials including fire, police, and zoning.
  7. Establishes guidelines and monitors compliance regarding life safety procedures, administrative operating procedures, and regulations and policies governing the company’s building and tenants.
  8. Serves as project manager and/or provides project management support as needed.
  9. Develops capital improvement programs for short- and long-term facility needs.
  10. Develop plans for facility expansion/remodeling, small space planning for reconfigures, and new construction projects, preparing estimates, soliciting and reviewing bids, and selecting contractors and/or subcontractors as needed.
  11. Negotiates and manages contracts for purchase of equipment and supplies, maintenance/service agreements, outsourced labor contracts, and general construction projects.
  12. Works with brokers and attorneys to locate new sites, assure compliance with corporate process and standards.
  13. Oversees leasing, sub-leasing, and license agreements on behalf of business units.
  14. Maintain property condition report files, updating the schedule; conducts or assigns property site visits as needed, to include site surveys for Cap-X projects and budgeting purposes.
  15. Works with the Director of Facilities to formulate and implement standardized and strategic directions for Facilities activities.
  16. Develop and implement energy reduction and cost savings initiatives.
  17. Partner with Human Resources to recruit, interview, select, onboard, and train new employees and create a positive candidate experience.   
  18. Plan, delegate, organize, and manage the workflow of staff members to ensure high performance.  
  19. Provide effective employee performance management utilizing SMART goals, constructive feedback, coaching for improvement, and progressive discipline. 
  20. Must be available to be on-call to respond to facilities emergencies such as HVAC breaks, major plumbing emergencies, and threat to IT servers, etc.
  21. This position will require 10-15% travel to other ATS locations and client locations.

Education and Experience

  1. A construction or project management degree or a similar field is preferred.
  2. 3 + years experience in facility management, preferably within a corporate management role.
  3. 2 + years experience in leadership, managing staff, budgets, team building, and conflict resolution.
  4. Thorough understanding of OSHA, NFPA, and EPA regulations as they pertain to facility operation and maintenance.
  5. Extensive knowledge of building systems such as plumbing, electrical, and HVAC
  6. Ability to identify troubleshoot and identify issues in different areas of commercial buildings and determine repairs and maintenance schedules for building systems.
  7. Must be familiar with modular and/or cubical furniture and commercial door hardware systems. Outstanding coordination, facilitation, and consultation skills. 
  8. Excellent organizational skills and ability to manage and prioritize workload in a fast-paced environment. 
  9. Develop strong working relationships with others throughout the entire organization; utilizing partnerships to help each area succeed and maximize ATS results.
  10. Provide effective employee performance management utilizing SMART goals, constructive feedback, coaching for improvement, and progressive discipline.
  11. Must be able to maintain a high level of confidentiality. 
  12. Must be able to think creatively and contribute creatively to projects.

This position performs work primarily in an office setting.

  1. Constantly in a stationary position and occasionally will move around.
  2. Constantly operates a keyboard and mouse and constantly utilizes a computer monitor(s).
  3. Conversing with internal and external customers in person or via phone system.

Compensation & Benefits

  • The anticipated base salary range for this position is $XX,000 to $XX,000.   Base salary offered is determined by relevant experience, education, certifications, and geographic as compared to others doing substantially similar work. In addition to the base salary, employees may be eligible for performance-based incentives, which can vary depending on individual and/or company performance.
