Property Manager

We are seeking an experienced Property Manager to oversee the care and maintenance of a high-end residence in Greenwich, Connecticut. This is a hands-on role requiring mechanical aptitude and a strong focus on preventative maintenance for the property and its grounds.

 

Key Responsibilities:

  • Manage and maintain the residence and all support structures, including commercial-grade mechanical systems, pools, terraces, landscaping, irrigation systems, a dock, and a sea wall.
  • Conduct regular inspections to ensure all systems are operating smoothly.
  • Oversee property staff, including seasonal employees, and provide training and onboarding.
  • Coordinate and manage vendors, ensuring all work is completed to a high standard while preserving the integrity of the property.
  • Perform hands-on tasks, such as washing windows, trash removal, pool and spa maintenance, replacing filters and light bulbs, and watering plants.
  • Maintain and service vehicles, ensuring proper storage during off-seasons.
  • Collaborate with housekeeping staff to check the cleanliness and readiness of all interior spaces.
  • Develop and manage the annual capital and operating budget for the property.
  • Handle administrative duties, respond to communication promptly, and maintain property information using SharePoint.
  • Assist with family driving, errands, and other requested tasks.

 

Key Qualifications:

  • Prior experience in property management for fine homes or luxury hospitality settings.
  • A background in the trades or mechanical systems is highly valued.
  • Comprehensive knowledge of high-end residential systems.
  • Proven success in vendor management, project management, and team leadership.
  • Professional demeanor and a strong work ethic.
  • Tech-savvy, with experience using Microsoft Office and related platforms.

 

Schedule:
This role typically involves a 40–50-hour work week, including some weekends and holidays. The busiest months are May/June and September/October, with flexibility required during family residency months, guest visits, and events.

 

Compensation:

Compensation of $135,000-$150,000 with an excellent benefits package including an annual discretionary bonus, health/dental/vision, PTO, paid holidays.
